  2. Hiring a Traditional Property Management Company
    Pros
    1. Full Management, Except for Maintenance and Repairs

      Unlike hiring a cleaner with a particular set of skills, a property management company will take over the whole short-term rental for you. There is no need to deal with the everyday tedium of hosting; instead, transfer the work to a third-party. You only need to get involved when a repair must be enacted or maintenance must be done.

    Cons
    1. No “Pay As You Go” Payout Option

      For traditional property management companies, you get paid once per month and those companies control your payout. For this reason, you never know how your revenue is actually spent.

    2. Little Flexibility

      Traditional property management companies have little flexibility. They have strict schedules and require the host to comply with them. The Airbnb host must relinquish control over when their property is available.

    3. High Management Fee

      Property management companies usually take a management fee of between 20%-40%. Considering the other disadvantages, this is a significant amount of your income.

    4. No Monitoring Option

      Just like hiring a private cleaner, property management companies do not have a monitoring option for Airbnb hosts. If you want to check up on your property or on the cleaning quality, you must physically go do so. Hosts cannot therefore supervise everything remotely!

      If you hire a cleaner, you are in charge of payouts.

    Cons
    1. No Guests Support

      If your cleaner cannot satisfy the standards expected by the guests, the Airbnb host will be obliged to refund the reservation. If this persists, hosts could lose money.

    2. No Non-Cleaning Duties

      It is important to remember that cleaners are not familiar with your Airbnb platform and therefore limited in the assistance they can provide:

      • No check-in support or protocols
      • No professional advice
      • No communication with guests
      • No property maintenance
      • No amenities restocking

      Cleaners only do the cleaning! If you want to be completely carefree and fully online, this option is not right for you.

    3. No Monitoring Option

      For hosts who want to be remote, there is no way for them to check up on their properties and/or verify the performance of their cleaner.
